As opposed to other companies who will also focus on homeowner association management, we choose to focus only on property management services for residential properties. This is a part of why our clients have chosen our services versus the competition. We provide a complete range of residential property management services custom designed for each homeowner. From start to finish, Greentree Realty Group relieves property owners from the burden of handling issues in regards to their rental properties and gives them the peace of mind that we, as well as their investments, are working hard for them.

 Our Full Property Management Services Include;

  • Targeted and competitive market analysis of current rental values
  • Exposure on; Multiple Listing Service, Trulia, Red Fin, Zillow, Homes.com as well as other marketing sites to gain the maximum exposure of your property.
  • 24/7 Emergency Maintenance Service
  • Homeowner Association representation
  • Collection of monthly rent payments
  • Serving 3-day notices to “Pay Rent or Quit” to tenants that are late with their rent on the 6th or 7th day of the month.
  • Credit reports that include full background reports of each applicant. 
  • Performing scheduled maintenance when needed
  • Annual inspections of the property
  • Property “make-ready” when between tenants
  • Property preparing when owners re-occupy their home
  • Take over management of the property from the owner.
  • Market the property for lease (includes MLS listing, contacting relocation companies, strategic marketing implementation and signage)
  • Strict screening process to qualify prospective tenants through credit reports, past rental history, job stability, bank statements and W-2 information.
  • Negotiate and prepare all of the proper paperwork and lease agreement with tenants.
  • Perform “Change of Term” paperwork with tenants upon their renewal.
  • Collect first month rent and security deposit from tenant prior to move-in.
  • Send quarterly operating statements to owners (includes payment of any surplus to owner to owner’s financial institution)
  • Year-end owner financial schedule and 1099 preparation
  • We ask that our property owners pay their own mortgage, property tax, home owner’s insurance and association dues, due to the liability issues for Greentree Realty Group.
